Building your dream home is an exciting milestone, and understanding what’s involved, especially when it comes to costs, can help you feel confident every step of the way.
One important aspect to keep in mind is that the advertised base price is just the starting point and the final contract price will typically be higher. Understanding how elements like inclusions, site costs, upgrades, and additional requirements all contribute to shaping the overall cost of your new home is key.
To help you navigate the process with confidence, here are some key components to consider:
Base Price
The base price, as the name suggests, is the starting cost, which typically only covers the minimum standard for occupancy. Each builder has a unique definition of ‘standard’ inclusions, which can vary significantly. The differences you notice in advertised base prices are often due to the varying levels of inclusions offered with that price.
Hidden Costs
Beyond the base price, there are often ‘extras’ or ‘hidden’ costs that need to be accounted for. These can include demolition, site costs, connection fees and additional compliance requirements.
Selections Process
An important part of the journey before reaching the contract stage is the Selection Process. During this stage, you’ll confirm your interior and exterior choices and may upgrade standard inclusions to suit your style. At Thomas Archer, we offer an immersive selection experience, guided by our experienced Interior Designers.
Upgrades
It’s common for clients to specify upgrades during the selections process, which will increase the final price. The number of upgrades required will depend on the base level inclusions in the price and how much customisation you desire to make the home your own.
Final Costs
Your final contract price is a ‘fixed total cost’ for your build. This will include (where possible) a fully resolved, all considered site cost, any variations to the original plans, all upgraded façade costs, and any additional features you specified during the selections process.
