Hartwell House
Hartwell House is a carefully considered family home, shaped around the site and infused with natural light and subtle material layering.
Built on a sloping block, the home was custom designed by our in-house Architect team, responding thoughtfully to the environment and stepping gently down the site to create a composed street presence while fitting harmoniously within its suburban setting. Inside, the home unfolds across a series of split levels, with subtle changes in height defining distinct spaces and moments. Materials are layered in a quiet, restrained way soft neutral palettes and clean, integrated joinery provide a calm backdrop, while dramatic stone punctuates key areas, introducing depth and a sense of luxury.
At the heart of the home, the kitchen and dining area is calm and pared back, articulated through clean lines and thoughtful joinery. A skylight overhead draws daylight into the centre of the home, reinforcing the kitchen’s role as a hub for daily life, while floor to ceiling glazed doors connect seamlessly to the outdoor alfresco, supporting effortless indoor–outdoor living.
Down from the main living areas, the sunken living room forms a natural retreat. Anchored by a feature fireplace with bold stone joinery, the space introduces warmth and intimacy, offering a refined counterpoint to the openness of the surrounding zones.




Upstairs, a landing links the bedrooms, while the primary suite occupies its own level, forming a private sanctuary for the parents. A curved staircase and circular skylight soften the space, creating a gentle sense of flow and light that complements its calm, separated setting. In the ensuite, daylight spills through a skylight above the bath, washing across the feature tile wall and luxurious stone surfaces, enhancing a quietly restorative atmosphere that shifts subtly throughout the day.
